Common Ground Queensland (CGQ) is a not-for-profit specialist supportive housing organisation providing safe, affordable and permanent housing to people who have experienced, or are at risk of, homelessness.
We provide housing to individuals and families through high-density, medium-density and dispersed-site models. Our supportive housing approach intentionally links housing with personalised support services delivered by our partner organisations.
CGQ is a registered community housing provider and charity funded by the Queensland Government Department of Housing. Our vision is to end homelessness, one person at a time, in partnership with the communities in which we operate.
About the role

The Building Manager oversees the day-to-day management and maintenance of CGQ properties and leads the Maintenance and Cleaning teams, as well as the Property and Tenancy Officer.
This is a hands-on leadership role requiring strong property and maintenance management experience, sound judgement and a commitment to delivering safe, responsive and high-quality services. You will work closely with CGQ colleagues, onsite support providers, tenants, contractors, building owners and government stakeholders.
A key focus of the role is building effective partnerships that support sustainable tenancies, positive tenant outcomes and a safe, inclusive building culture.
Key responsibilities
The Building Manager will:

Lead the delivery of high-quality property management services aligned with Common Ground supportive housing principles.

Oversee responsive, preventative, planned and vacant property maintenance.

Develop and implement annual maintenance plans.

Coordinate repairs, obtain quotations and engage contractors in accordance with CGQ’s delegations and procurement requirements.

Negotiate, monitor and review contracts with maintenance contractors and other third-party providers.

Maintain accurate contractor, maintenance, asset and compliance records.

Act as CGQ’s delegated authority for implementing and maintaining the Work Health and Safety Manual.

Perform the role of Chief Warden during emergency response and recovery situations.
About you
You are an experienced and practical building or maintenance manager who can balance day-to-day operational demands with longer-term planning.
You communicate confidently with tenants, employees, support providers, contractors and government stakeholders. You are calm under pressure, solutions-focused and committed to creating safe, well-maintained homes for people who may have experienced homelessness, trauma or disadvantage.
Property and maintenance expertise

You have demonstrated experience managing building maintenance and coordinating repairs, contractors and service providers.

You possess practical handyperson skills and can assess maintenance issues effectively.

You understand preventative maintenance planning, contractor management and property compliance.

You confidently use property, maintenance and information management systems.

Key selection criteria
Essential
-
Demonstrated building or maintenance management experience across multiple sites.
-
Qualification and experience in leading, implementing and maintaining Work Health and Safety systems and processes.

Strong stakeholder relationship, negotiation and communication and skills, particularly when working with contractors.

An understanding of homelessness and the needs of people who have experienced chronic homelessness.

A high degree of initiative and the ability to work effectively as part of a team.

Excellent written and verbal communication skills.

Confidence and capability in using information technology systems.

A current driver’s licence.
Desirable

Experience developing policies, procedures and operational protocols.

Knowledge of relevant housing, tenancy, safety and property legislation.
